Guelph, Ont., September 16, 2026 – City Council has deferred a planning application related to Blocks 1 and 2 of the Guelph Innovation District to allow more time to further assess land-use compatibility between new housing and nearby industries.
Other considerations included how the proposal aligns with provincial, Official Plan and Secondary Plan policies, along with infrastructure and stormwater management requirements.
The Guelph Innovation District is one of the city’s last remaining growth areas and is planned to accommodate future housing, jobs and community spaces.
“Council’s decision reflects the importance of ensuring growth happens in a way that supports both future residents and existing businesses,” said Krista Walkey, General Manager of Planning & Building Services. “The Guelph Innovation District is an important part of our city’s future, but more planning work is needed before the proposed development can move forward.”
At its September 15 meeting, Council considered a staff report, written and in-person delegations, and follow-up discussion. Delegations included representatives from Fusion Homes, Beef Farmers of Ontario, Wellington Federation of Agriculture, Cargill Limited, Dillon Consulting, and Meat and Poultry Ontario, among others.
Council voted unanimously to defer a decision on the application. This deferral will allow more time for the applicant to gather additional information related to land-use compatibility.
Council emphasized the importance of staff, the applicant and nearby industries working collaboratively to address land-use compatibility matters as quickly as possible. The additional information will help determine what mitigation measures may be needed to reduce potential impacts associated with the proposed housing’s proximity to existing industries.
