New housing projects approved for four areas of the city
Guelph, Ont., September 10, 2026 – Guelph City Council has approved new housing applications that could bring up to 1,726 more homes to the city over the coming years.
At its September 9 Planning meeting, Council approved development applications for housing at 220 Arkell Road; 132 Clair Road; 210, 214 and 222 College Avenue East; and 266-268 Clair Road West.
“A housing-ready Guelph is about more than planning for growth. It’s about making sure people can find a home, put down roots and build a future in their community,” said City of Guelph Mayor Cam Guthrie. “Council has put the conditions in place to support more housing, including affordable units, and we’re seeing that work translate into more approvals and more homes moving forward.”
The newly approved developments include:
- 220 Arkell Road: This development includes up to 80 new housing units, including 32 single-detached homes and 48 townhomes.
- 132 Clair Road: This proposed development could include up to 589 new housing units, including 458 apartment units, 72 stacked and back-to-back townhouse units, and another 59 housing units on a separate block. The separate block is proposed through a draft plan of subdivision and includes 20 single-detached homes and up to 39 townhomes.
- 210, 214 and 222 College Avenue East: This proposed development could include up to 117 new apartments geared towards post-secondary students.
- 266-268 Clair Road West: This development could include up to 940 units, of which 33 per cent (that is, up to 310 units) would be priced at provincial affordability benchmarks.
To date in 2026, City Council has approved development applications that could create up to 2,257 new housing units. Before construction can begin, developers will need to complete detailed design work, meet approval conditions and obtain building permits. The estimated number of housing units may change as projects proceed through these stages.
