In accordance with Section 36 of the Planning Act R.S.O 1990 c.P.13., Guelph City Council intends to pass a Zoning By-law Amendment to remove a Holding ‘H’ symbol from the City of Guelph Zoning By-law (1995)-14864.
The lands affected by the proposed amendment are municipally known as 128 Starwood Drive and legally described as Part of Lot 4, Concession 3, Division C, Part 5 on Plan 61R-21038, City of
The lands are currently zoned “Residential Single Detached with Holding Provisions” (R.1D(H28)), according to Zoning By-law (1995)-14864, as amended. The zoning for the subject lands was approved by the Ontario Municipal Board on August 25, 2015 through Board Order for file PL150062. The Holding ‘H’ symbol requires that prior to the removal of the ‘H’ symbol, the following conditions shall be met to the satisfaction of the City:
• Make the necessary arrangements for the provision of the portion of future public road extension to connect with Starwood Drive.
• Sufficient assembly or consolidation of required abutting lands to facilitate orderly development and the future severance of lands to permit the development of full residential lots fronting on Starwood Drive in accordance with the Zoning By-law.
The conditions have been met and the ‘H’ symbol can be removed from the lands to permit development in accordance with the regulations of the “Residential Single Detached” (R.1D) Zone.
Guelph City Council will consider the proposed Zoning By-law Amendment at a meeting to be held on Monday January 28, 2019, starting at 6:30 p.m., in Council Chambers, City Hall, 1 Carden Street.
