Guelph, Ont., May 8, 2017– Fusion Homes celebrated two major milestones in The Metalworks development today, cutting the ribbon on its 133-unit Phase 1 building and breaking ground on its 132-unit Phase 2 building, The Studio at the Metalworks.

Mayor Cam Guthrie joined Fusion Homes Chief Executive Officer Lee Piccoli for the event. “It’s not every day I get to cut a ribbon and break ground on the same project, on the same day,” said Mayor Guthrie. “I’m thrilled that The Metalworks is breathing new life into this property. I’m even more excited to welcome the hundreds of new residents who will be part of the incredible lifestyle downtown Guelph has to offer.”

“Each new residential phase will bring more community members, more diversity and a more vibrant foundation to the site,” said Piccoli. “Today marks the beginning of this new community and the start of its long and prosperous growth.”

Phase 1 of The Metalworks launched in late 2014, and as planned, Fusion Homes broke ground exactly one year later – last week residents began moving into the building. The first building includes a Concierge Service, Party Room, Pet Spa, Fitness Room, an Outdoor Courtyard, and a 50ft Wide River Walk along the Speed River. All of these amenities will also be available to the residents of the second phase.

The Phase 2 building consists of 132 suites and is expected to be completed in early 2019. This phase will add additional amenities to the community, including a Chef’s Kitchen, Dining Room, Outdoor Fire Pit, Guest Suite, Lounge, and Recharge Retreat.

In addition to the monumental ground breaking and ribbon cutting, Fusion Homes recently announced that the centuries old heritage building located on The Metalworks site will be fully restored, housing a craft distillery, restaurant, and office space, taking inspiration from the history of the site.

The Metalworks is located on the site of the former W.C. Wood plant, which operated there from 1956 until 2009. The site’s industrial heritage dates back to the 1830’s, when the land was home to a distillery that was part of Allan’s Mill. It later was the site of a series of hardware and metal products manufacturers.

With five high-density building phases, the creation of new public space and the restoration of a significant heritage resource as part of the development, The Metalworks plays a significant role in meeting the objectives of the community’s Downtown Secondary Plan.

The City of Guelph supported the project through its Brownfield and Downtown Guelph Community Improvement Plans, which include policies, tools, and tax-increment based incentives to promote the remediation of property and increase the number of people living and working downtown. Fusion Homes collaborated with the Ward Residents’ Association and the City of Guelph throughout the planning process to ensure the development is compatible with the character of the Ward neighbourhood.
